You can pay the tax this time only at the BBMP help centres. With the BBMP commissioner’s final notification out, the property tax collection across the eight zones may begin from February 10. Considering that this is the first year with a uniform SAS (Self Assessment Scheme) , BBMP centres were chosen to reduce the confusion in tax collection. As of now, 70 of the BBMP help centers are functional, the remaining will be functional in a week’s time. There will be one help centre for every 4,000 properties in the city.
As per the final notification of the commissioner published on January 31, rates have reverted to the SAS 2000 rates for both residential and non-residential properties for all the six zones.

This is good initiative by BBMP earlier the Property owners have been bullished by the property tax officers and i never know how the tax is calculated.Better if the details are available at Area wise for better understanding and query.

Is it SAS ro UAV? I beleive both are different. SAS was based on Annual Rental Value which is more logical and rational since the property worth is measured in terms of the rent it can fetch.
But UAV system is based on zoning pre-defined by BBMP with respective guidance values which will change from time to time depending on the development of the area leading to change in zone. This is nothing but Capital Value System through backdoor.
The Capital Value System or UAV (Unit Area Value) may be valid for calculations when the property is up for sale. Otherwise, only the rental value should be considered.
We are all being taken for a loooonggg ride by the BJP government which has fallen into the trap laid by bureaucrats in BBMP. We will again be at the mercy of these babus and will fall into the license/corruption raj!

The classification of Zones A to F are unreasonable, unsceintific and without appliation of mind. Classification does not have any nexus to reasonableness and they voilates Article 14 of Constitution of India. It is beleived Classification has been made on the basis of politicians holdings. In fact properties located in Koramangla earns more rents than the property located in Zone A, becuase the buildings in the Zone A are old buldings letout at the rate of 0.07 paise to Rs.1/- per square feet compares to Koramangla where development started after 1990 and the rate of rent is Rs.25/- to Rs.100/- per square feet.
Owner fo the building located in koramangle though have rental income of more than Rs.100/- per square feet, is called upon to pay portion of its income, where as owner of the building located in the City whose rental income is Rs.1/- per square feet is called upon to pay tax more than whate he received from rental income. The buildings like Unity Building and Devatha Market rental rates are of 60’s and 70’s.
Collection of proepty tax does not mean suck the blood of the owner who unfortunately owns a property in the city of Bangalore. After paying income tax and wealth tax on its capital value to the union of India on rental income, what is left with the owner is just peanuts, from which he has to survive and live in the world.
For levy of proerpty tax there should not be any classification of zones. All the property located in the city of Bangalore should be treated as one class. The rate for all teh proeprty should be one and the same. When rental income earned from the proeprty is not the criteria, why properties should be classified under different Zones?
There should be only two class of proeprty, that is residential and non-residential. For residential proeprties tax rate is 20% and for non-residential tax rate is 25%. Teh Annual rateable value of teh proeprties base on which tax has to be levied should be uniform in the whole of City of Bangalore.
BBMP Commissioner should check the corruption in the Department in spending the money belonging to the puiblic. If that is checked the total revenue required for maintaining the City of Bangalore, will not exceed 20% of the total tax whcih is being collected.
Just becuae the citizens do pay taxes in the civilize3d Society it does not mean taht tax can be collected in ruthles manner. We should not forget that ultimately it is the citizen who pay taxes for all the activities of the Governement.
Thus section 108A of the Act under which tax is being collected has to be declared as constitutionally invalid, as it voilates Article 14 of the Constitution of India.

I find the new initiative by BBMP is user friendly and thanks for the same.
Here are some of my suggestions:
1. Round off column to be provided.
2. Details to describe about apartments in SL.NO 6 are not clear . More columns or explanations are required.( for example separate blocks tro describe apartment and car parking areas are required).

I am in the US, I am confused with the “Form to be filled” and the online calculator. My question is: I am calculating my property tax with the online calculator, do I still need to get a Rs.5 form and fill and submit it while making payment? Or can I do the online calculation and print it out and use it to make the payment? I am not in a position to get that form now. I will be obliged if you could please clarify this.

@Kate : To the best of my knowledge there is not a provision for paying the tax online or printing the online calculated tax reciept.
According to different zones there are different colored forms that need to be filled while submitting the tax.

In April 08 I paid my prop tax for 2008-09 by showing the previous year’s receipt. I am trying to use online calculator for 2009-10, however the online calculator is only for 08-09, there is no 2009-2010 option on it…Someone pl tell me what is to be done.

I own a property in Bangalore. I am yet to do the self-assessment and pay my property tax. I am currenty residing out of India and will not be able to do it on my own.
Is there any requirement stating that it has to be the owner who does the self-assessment and pays the property tax? Can I ask relatives or friends to do it on my behalf? Will that require some sort of authorization letter from me? Please let me know. Thank you.

I purchased a property in Bangalore last year around this time. I got Khatha for this property. It contains a PID Number in it.
The receipt I received when I paid property tax for 08-09, contains a SAS number but it looks like they wrote the SAS number wrongly on the receipt. When I try to pay tax using this SAS number online, the website says that this is not a valid SAS number.
Then I tried to pay the property tax online using PID, but I do not find this property with this PID.
Please suggest what to do, now.

I have constructed house in our 30×40 sq ft BDA site in JP Nagar8th phase. BDA staff is coming to our house and requests for assessing the property and pay the property tax.
